A super-sized beachfront apartment under construction at Burleigh Heads has sold for a record-breaking $24 million.
A Queensland-based buyer splashed the staggering sum to secure a three-level residence in the Goodwin Terrace project, which claimed the title of the state’s richest-ever apartment sale.
It’s the second eye-popping deal within the Spyre Group’s ultra-luxe Glasshouse development after an interstate buyer snapped up the 970 sqm penthouse off the plan for $20m in April last year.
Amir Prestige principal Amir Mian handled the most recent sale, following a pivot by the developer in August to merge the building’s remaining two units into one lavish beach house with four bedrooms and five bathrooms.
Mr Mian said the developer had effectively created two top-tier penthouses in the Glasshouse.
“The buyer recognised an outstanding opportunity to own a new, luxury penthouse in an unmatched location with what I consider the best view on the Gold Coast,” Mr Mian.
“They have taken the option to amalgamate the two apartments and make the most of the lifestyle and amenities on offer at beautiful Burleigh Heads without compromising on living space.”
Mr Mian said the deal showed continued demand for blue-chip real estate on the Gold Coast.
“This is a buyer I have worked with on several transactions in the past and he has shown a continued confidence in the Gold Coast market, which is really reflected in this sale which is the biggest ever apartment sale in Queensland and the second biggest sale on the Gold Coast this year,” he said.
Spyre director Andrew Malouf confirmed the unconditional sale, with the price of the 800sqm apartment equating to $30,000 per sqm. By comparison, the square metre purchase price of the project’s first penthouse was $20,619.
The Glasshouse deal was trumped by a European-inspired mansion in a dress-circle Southport location, which fetched $24.8m under the hammer in September.
Spyre managing director Daniel Laruccia said huge demand for Glasshouse’s original penthouse pointed to a “gap in the market for an ultra-luxury product in Burleigh Heads”.
“The amalgamated residence will provide the functionality of a very large home within a location that is essentially reserved for multi-residential living on Burleigh’s beachfront,’’ Mr Laruccia said.
With floor-to-ceiling fluted glass capturing breathtaking views, the home’s top-floor master bedroom retreat has 11m of waterfrontage and a private balcony, while multiple living spaces are set across an open-plan layout with a stone island bench modelled on the coastal headland forming a focal point in the kitchen.
Other features include a media room, guest suite, wine room, home office, six car parks and a private pool.
Architecturally designed by bureau^proberts, the beach house is expected to be completed in the first quarter of 2024.
A number of other local projects are banking on deep-pocketed buyers with an eye on the Glitter Strip.
Penthouses designed to suit superyacht owners in Gordon Corp’s recently launched Mantaray Marina and Residences at Main Beach are priced from $25m, while the sub-penthouse of the Chevron One tower in Surfers Paradise has the same eye-watering buy-in.
Brisbane’s most expensive apartment was the penthouse at The Arglye in New Farm, which sold for $16.5m in March.
PropTrack data shows unit prices in Burleigh Heads were up 2 per cent over the past 12 months to a median of $900,000.
