If you have ever wondered what a $3 million renovation budget can get you, wonder no more.
Described as a “faux Federation home” when it last sold in 2020, this Coorparoo residence at 305 Cavendish Rd has been transformed by renowned architect Graham Lloyd and Inspired Built.
The original facade and homestead was retained, albeit given a coat of bright white paint.
A triple garage was also added to the front of the property, and the tired brick was given a concrete treatment.
A remote-controlled gate was also added, and the front outdoor terrace was freshened up.
Inside the original residence, you enter into a reception lounge and sitting area, which flows into the formal lounge.
The stained glass, cornices, VJ walls, and French doors were all retained.
There is also an office/library, media room, guest bedroom laundry and mudroom on this level inside the original house.
Meanwhile, a modern extension houses the kitchen, living and dining space, which is surrounded by outdoor terraces and looks out over the pool and poolside terrace.
Spanning 622sq m under roof, and sitting on a 1268sq m block just 12 minutes from the CBD, the residence was described as an “architectural triumph” by agents James Curtain and Denis Najzar of Place Woolloongabba.
Before photos show the original kitchen, while the listing photos show the modern kitchen has been moved into the extension.
“Harnessing full city views from every angle and a perfect line of sight across the alfresco terrace, landscaped yard and magnesium pool, the stunning kitchen is expertly adorned with picture windows and stacking sliders to keep you connected to kids, guests and the breathtaking Brisbane backdrop,” the listing says.
And photos before the renovation show an empty pool in the backyard, and a ramshackle garage at the rear.
Now the home has a magnesium pool, outdoor shower and toilet, level backyard and a playing court.
Back inside and on the upper level of the original house there is four bedrooms, including the master suite with a walk-in robe, dressing room, ensuite and private balcony with city views.
There is also a light-filled void running to 3.2m from the lower level.
Other features include Wyer + Craw cabinetry upstairs, timber flooring and engineered stone benchtops, a Vintec wine fridge, high-end appliances and two butlers pantries, ducted airconditioning, an intercom, alarm and CCTV and off-street parking for eight cars.
The property is for sale with top offers closing at 4pm on Thursday, November 2.
Sellers Mark and Megan Lias are now downsizing.
“I have done at least 11 renovations in the past 10 years or so but when we saw this one, it had us hook, line and sinker,” Mr Lias said.
“But it (costs) starts to add up, especially during that Covid period when it really got out of hand.
“We knew this property would need a lot of money but as soon as we saw it, that was it.”
Mr Lias pointed to the pool, which cost three times what it would have cost just a few years ago.
“Prices have gone through the roof and they won’t come back unless there is more competition,” he said.
But he said the pool and entertaining area, plus the backyard “which we put a lot of effort into to make it completely flat”, had transformed the feel of the residence.
“When we first bought it, the kitchen was in the back corner and no connection to the outdoors,” he said.
“Now we have north-facing stacker doors and you can see the kids anywhere out the back.”
The couple have three children, but are now downsizing.
“My eldest is 21 and has moved out and my 18-year-old daughter is never home anyway,” Mr Lias said.
“It is pretty much just the two of us and our eight-year-old.
“We will still have room for the kids but on a smaller scale and I spend about half of my time down the coast now so we really want something that we can just lock up and leave.”
