Australia's top 10 most in-demand suburbs for winter 2023

Victoria has the most suburbs where active buyers are out in force and looking to purchase properties according to new research.

Data from PropTrack has revealed the most in-demand suburbs this winter are heavily focused in Victoria, led by the Melbourne outer south-eastern suburb of Berwick, which had 41,860 highly engaged buyers on realestate.com.au in the past 12 months.

Buderim, an urban centre on the Sunshine Coast in Queensland was second on the list, with 38,452 highly engaged buyers, followed by Kew, in inner-city Melbourne, with 33,229 highly engaged buyers.

Victoria had nine of the top ten postcodes from across the country for housing markets, with Point Cook, Brighton, Croydon, Richmond, Mount Martha, Frankston and Werribee all seeing a large number of active buyers.

Top 10 most in-demand suburbs for winter 2023 (Units)

For units, Melbourne had the most active buyers, with 74,890, followed by Surfers Paradise in QLD with 51,659.

Victoria again featured heavily in the top 10 unit markets seeing high demand, with South Yarra, St Kilda, Richmond, Southbank and Hawthorn all seeing plenty of active buyers.

While in Queensland, both Brisbane City and Southport saw a high number of active buyers for units, with Adelaide in South Australia rounding out the top 10.

Victorian demand high

PropTrack, Economist, Anne Flaherty said Victoria is seeing the highest level of engagement of any state, particularly among those looking to purchase a house.

“Victoria accounted for nine of the top 10 most highly engaged suburbs for houses and six of the top 10 for units,” said Flaherty.

“Suburbs seeing the most engagement among those looking to buy a house are typically located in middle and outer metropolitan areas of capital cities.”

Flaherty said the list of suburbs shows that buyers are chasing lifestyle factors when looking to buy homes.

“Across all states, the suburbs seeing the most engagement from buyers are typically located in scenic areas that combine high levels of liveability with excellent amenity.

“Standout regions include Sydney’s scenic Northwest, Melbourne’s Outer East and Mornington Peninsula, and Queensland’s Gold Coast.”

Inner city popular

She said inner city locations are also proving popular with unit buyers.

“When it comes to the suburbs seeing the highest level of engagement for units, inner city areas dominate, with the Melbourne, Brisbane, and Adelaide central business districts all making the national top 10.”

Flaherty said despite the seasonal dip during the colder months,

“Winter is typically a quieter season for the property market.”

“But clearance rates in June were higher than the lows seen late last year, and auction volumes are staying in line with last year’s levels.”
