The hotly anticipated Aperture, which will be one of the most high-end apartment developments in Broadbeach when completed in mid-2023, has officially launched to the market.
Following on from their successful first tower in Broadbeach, Signature, which sold out earlier this year, the Melbourne-based Little Projects took a different approach to Aperture, which refers to the opening of a lens’s diaphragm through which light passes.
This time they’re targeting the luxury owner-occupier, with every apartment on offer spanning a whole-level and offering over 200 sqm of internal and external space, enough space for a downsizer.
There are just 29 apartments across the 35 levels, with 26 full-floor apartments with three bedrooms, three bathrooms and three parking spaces. They start from $2.1 million, with every level of the 120 metre building offering uninterrupted ocean views from the balcony off the living area.
Floorplans for the double-storey sub penthouse and penthouse are still in the works, but they expect to have four bedrooms and four bathrooms each.
Elenberg Fraser, who has designed a number of development for them in Melbourne, created the modernist-inspired apartment building, with hand-crafted materials and a minimalistic design featuring throughout. Gaggenau appliances and natural timber and stone have been used for the interiors, creating an extra level of luxury rarely seen in the market.
Leighton Pyke, Director of Little Projects Co, reckons the south end of Broadbeach is quite possibly the ultimate location to soak up the central coastal atmosphere.
“It’s part of a very tranquil enclave just a little bit away from the heart of the vibrant retail and dining precinct but within walking distance to all that Broadbeach has to offer, and only metres from the beach,” Pyke says.
Pyke said they made a conscious effort to change the course from the high-density projects and instead offer full floor collection of apartments, offering enough space for the downsizer.
“We put a lot of thought and energy into this project, alongside our talented team of architects, to come up with a design concept that blends with the superb location of the site.”
“With this project, we wanted to challenge expectations on how a luxury coastal residential collection should look and feel, so we devised a sub-tropical oasis that incorporates moody tone for an effortlessly luxe feel,” Pyke said.
KM Sales & Marketing agent Todd Matheson is handling the market.
Aperture will feature a lap pool on the podium level, with hotel-like day beds at either end. The pool is flanked by a long pool deck, and an adjoining 20 sqm barbecue area with outdoor dining space. On this level is a gym with a steam room.
The project sits just minutes from the patrolled Kurrawa beach, and a short walk from the heart of Broadbeach’s Oracle dining and retail precinct.

‘Best of everything’: approval granted to fantastic farm that will give Coast a brand new flavour
A new agri-tourism venture is set to showcase the ‘best of everything’ from the region, with a huge Produce Hall trading seven days a week.
Coolum Beach will become home to one of the largest tourism destinations on the Coast, with Sunshine Coast Council giving development approval to Barns Lane Farm.
The farm will be set across 6.8 hectares and centre around a paddock-to-plate experience.
It will showcase Sunshine Coast goods and connect locals and tourists with the hinterland.
The 2000sqm Produce Hall will trade daily and house more than 50 short-term and long-term stallholders.
Barns Lane Farm co-founder and developer Jason Grant said it was a great chance for locals to showcase their wares.
“The Produce Hall will provide a never-before-seen opportunity for local producers, without being subjected to trading restrictions and weather conditions,” he said.
“It will offer multiple connections to the market including selling direct to the public and supplying on-site restaurants and vendors.”
Co-founder Helen Grant said there would be several features at the complex.
“It caters to the many tastes and needs of families and foodies,” she said.
“Other attractions include a distillery, brewery, dining, adventure play areas, animal farms, tours, a performance stage and much more.”
The news has been welcomed by tourism, industry bodies and local stakeholders.
Visit Sunshine Coast CEO Matt Stoeckel said the farm would provide a significant boost to the region.
“There is a huge demand for agri-tourism experiences,” he said.
“The new product will go a long way in cementing our profile as a leading agri-tourism destination.”
Coolum State School Principal Anthony Ryan said the farm would bolster the local community.
“Having this on our doorstep is really exciting,” he said.
“We’ve already implemented Barns Lane Farm themes into our curriculum, and we look forward to furthering partnership opportunities.”
It’s expected that Barns Lane Farm will create more than 170 full-time equivalent jobs across a range of industries and provide vast community and educational opportunities.
Barns Lane co-founder Jonathan Leishman said the region’s agri-business would continue to develop.
“We’re growing and supporting local in every sense of the word, including through our Joint Venture with (venture studio) Josephmark for the Agtech incubator Dirt Lab, which will nurture local innovation,” he said.
Construction will start soon, with the opening set for mid-2023.
Future stages include a 26-room boutique hotel suite and a 150-seat function venue, ideal for rural destination weddings and events.

Developer Pitches for $130m Shop-Top Housing on Bayside
Brisbane’s bayside could be going up in the world with plans for $130-million highrise shop-top housing in the heart of the seaside suburb of Wynnum.
Brisbane-based developer Hambros has lodged plans for a 21-storey apartment tower on the vacant lot neighbouring the Wynnum Central Shopping Centre, after winning approval for an small extension to the retail centre late last year.
The development comprises a 6-storey retail and commercial podium, with a 275-apartment tower above, backing on to Wynnum Central Park.
Hambros has reportedly spent about $14 million on revamping the Wynnum Central Shopping Centre on Bay Terrace, as part of a $74-million plan to rejuvenate Wynnum, including cinemas.
According to planning documents lodged with the Brisbane City Council, the tower will be made up of 54 one-bedroom apartments, 148 two-bedroom apartments, and 67 three-bedroom apartments, with six penthouses, which will have private rooftop space and their own pools.
The building height is well in excess of the allowable five to eight storeys in the Wynnum Manly Neighbourhood Plan, but town planners Gateway Survey and Planning argued the plan was “outdated” and should be overhauled.
The six-storey podium would contain two levels of parking, a retail tenancy at ground level, a floor of retail, with two storeys of commercial space for office, healthcare and events space on levels 5 and 6.
In a statement to the council Hambros director Justin Ham said the Wynnum CBD had been left behind “with no development occurring in the last 20 years”.
“Our project is designed to put Wynnum CBD on the ‘open for business’ map,” Ham said.
“This landmark development, with a construction cost estimated at $130 million will have a huge financial and community positive impact on the Wynnum CBD and surrounding areas.
“It’s a once-in-a-lifestime opportunity to create a beautiful space overlooking the best bay in the world.”
Ham said the development would bring much-needed foot traffic to the heart of the Wynnum CBD and help bolster businesses and landowners he said were struggling to remain profitable.
Taiwanese developer Shayher Group won approval for a masterplanned retail precinct at Wynnum Plaza with plans for 184 apartments across eight residential buildings as well as boutique cinemas and increased retail space, reportedly worth more than $100 million.
Work on the Wynnum Plaza redevelopment was due to commence later this year with a completion date hedged for 2024.

New apartments central to proposed Maroochydore mixed-use development
Local private Sunshine Coast developers have lodged plans for a site on a key corner site located at the gateway entry point to the Maroochydore Priority Development Area (PDA) which is the emerging CBD of Maroochydore, and more widely the Sunshine Coast.
Designed by renowned architects, Cottee Parker, the mix-use development will comprise a mix of 16 three-bedroom and 88 two-bedroom apartments, along with 2,464 sqm of office space, an outdoor dining area and 831 sqm of food and retail space.
The ground floor space of the development will be home to five food and drink outlet tenancies, addressing and activating all road frontages, with a residential lobby off First Ave, and a commercial lobby on the Aerodrome Rd frontage. The ground floor will also contain back of house areas along with 16 car parks, screened and sleeved by tenancies and lobby areas.
Levels two to four will comprise office space with three levels of car parking and a partial mezzanine parking level accommodating a further 251 car parking spaces, as well as bicycle and motorcycle parking located behind.
Levels five to 12 will home eight levels of residences, with each level comprising 13 units each. A large 658 sqm communal open space pool and pool terrace area will be located on level five, on top of the podium, with additional amenity on the rooftop level, including a gym, a screened plant room and 252 sqm of outdoor terrace space.
Whist recognising the site’s city centre location, the development also reflects the beachside character of the local plan area by extensive integration of landscaping and implementing a light coastal colour scheme. A high level of articulation is proposed through steps in building profile, protruding balconies, architectural screening, an articulated and stepped roof line and variation in building materials and finer grain detailing.
Element Design are behind the landscaping, which will feature along all street frontages as well as being integrated within the building’s design including on all podium levels, to the edges of the communal open space area and with green walls on the Aerodrome Road frontage.
Landing on the corner of Aerodrome Road and First Avenue, the site has a high level of access to public transport with existing bus stops along Aerodrome Road located 80-metres to the south-east of the site and 220-metres to the north-west of the site.
Further, the site’s location is planned to be serviced by key public transport infrastructure including the Dedicated Public Transport Corridor (CAMCOS), CoastConnect Priority Public Transport and Bicycle Corridor and potential future Sunshine Coast Light Rail Corridor, along with First Avenue indicatively identified as part of the future light rail alignment.
