The greater Brisbane region has the only three Queensland locations to be named on a top 50 list for highest price growth of all capital city suburbs.
The top 50 suburbs from RP Data reveals houses in Pine Mountain in Ipswich plus Samford Village and units in Bellara recorded significant jumps in their median prices over the past 12 months.
Pine Mountain at number 17 on the list, recorded a 34.7 per cent increase in median prices for houses, jumping from $366,250 in August 2012 to $493,500 in August this year.
Samford Village was further down the list at number 26, with a median sale price increase of 31.9 per cent for houses – from $568,750 last year to $750,000 this year – while units at Bellara on Bribie Island jumped 28.6 per cent, from a median sale price of $210,000 to $270,000, to land at number 40.
RayWhite Samford owner Tony Crompton warned it was not time to pop the champagne just yet.
The figures relate to sales over 12 months to August, 2013, during which time only 11 houses sold – one of the smallest number of property sales for any suburb on the top 50 list.
Mr Crompton said due to the small sales pool, the statistics did not realistically capture price growth in the Samford area during the past 12 months.
He said that in the past 12 months, two homes sold for $1.2 million and $1.3 million, which he said was almost double the average sale in the area and would have bumped up the median figures.
Mr Crompton said there was great variation in the residential properties on offer in Samford Village, and a handful of sales on acreage or 1200 sq m blocks one year would significantly alter the price growth if it was to follow a number of sales for homes on 600 sq m blocks.
But he said Samford remained highly sought after.
“It’s (the price) probably come up a little bit but it wouldn’t be 31 per cent. That would be great.
“It’s a sought-after area and, generally speaking, there is no more land in the village,” he said.
The other top 50-listed suburbs from the Greater Brisbane region include Pine Mountain (34.7 per cent increase in median prices for houses) and Bellara (28.6 per cent increase for units).
Nineteen of the top 50 suburbs were in NSW, three were in Queensland and five in Northern Territory, while South Australia had 10. There were only two in Victoria.
RP Data senior research analyst Cameron Kusher said he expected more suburbs in Brisbane and Adelaide to enter the list next year.Units in Lilyfield in Sydney, Belmont in Perth and St Clair in Adelaide recorded the highest price growth of all capital city suburbs with median prices rising as high as 50 per cent over the past 12 months.
