Townsville’s house price record could soon be blown out of the water, with a spectacular marina residence with three berths about to be listed for $9.85 million.
If that list price is achieved, it will smash the previous record of $6 million for a house on Castle Hill by a staggering $3.85 million.
Owned by Mendi Group managing director Jeff Doyle and his wife Natasha, the Sir Leslie Thiess Drive residence sits on three lots totalling 1243sq m, with each lot boasting its own marina berth.
The property will be listed with Queensland Sotheby’s International Realty mother and son team, Carol and Blair Carter.
It will officially hit the market tomorrow.
“What makes this one (8/48-55 Sir Leslie Thiess Drive) special is that there is unlikely to ever be another waterfront marina property on three blocks like this one,” Ms Carter said.
“From my understanding, there will be no more marinas built and the majority of what is there is single blocks.”
The residence, which will be sold fully furnished, has four bedrooms, five bathrooms and 5-bay undercover car spaces.
There are not one but two kitchens, a large cold room with a 4-keg beer system, theatre room, two offices, inside formal seating and dining for 20 guests, two heated pools, state-of-the-art lighting throughout the gardens and lawn and a 17-camera CCTV system.
There is also full-width 15m glass stacking doors that open out the outside grassed area from the dining, kitchen, and lounge areas.
A 36sq m deck overlooking the marina offers an ideal place for entertaining, and there are multiple outdoor entertaining spaces.
A solar Tesla Powerall battery system has also been fitted.
While Ms Carter acknowledged that $9.85 million was a big number for Townsville, she said Townsville was “really coming into its own”.
“It is always a bit of an unknown when you bring something on that a market hasn’t seen before, but there is some big money in this region,” she said.
“Airlie (Beach) has become quite expensive now, but Townsville has a lot going for it like Magnetic Island and let’s not forget Yongala, one of the top dive spots in the world.
“There is also the new 5-star Ardo Hotel next door to The Ville Resort and Casino, which are also on Sir Leslie Thiess Drive.
“This is a cracker of a property and whne you think about what is in the region, mining, agriculture and so on, it could easily be someone who has business ties to Townsville.
“I know of one buyer in Airlie who is in mining and from Europe who has properties on the islands, and while he is hardly ever there, he has ties to the region.”
The current Townsville house price record is $6 million.
That result was achieved after 1300 Smiles founder Daryl Holmes bought 32 Stirling Drive on Castle Hill off-market in October 2020 from businessman Adam Carmichael and wife Daniella.
The Carmichael’s, who relocated to Brisbane after selling up their auto dealerships in Townsville, bought and demolished a house in one of the capital’s most sought-after suburbs, and revealed plans to build an architecturally-designed home on the block.
Townsville’s second top sale was $4.5 million for 48 Victoria St, North Ward, which was achieved in June last year.
Rounding out the top five sales are 42 Stanton Terrace in North Ward for $3.85 million in 2008, 5 Stanmore Ct at Castle Hill for $3.3 million (June 2022) and $3.2 million each for 34 Stirling Dve (August 2023) and 33 Yarrawonga Dve (May 2021), both also on Castle Hill.
According to PropTrack, the median house price in the Townsville ranges from $870,500 on Castle Hill to $257,000 in Stuart.
If the Doyle residence achieves its asking price, or even close to it, the sale will eclipse prices paid for some mansions in Brisbane and on the Gold Coast and Sunshine Coast.
Ms Carter said the Doyle’s were selling as they were in the process of planning and building a new residence outside of town.
“They have a massive acreage estate and are building something quite special,” she said.
